Summary: "Caveat Emptor"

Beware of the prices of non-mainstream publications that Amazon itself does not stock. Often this serves as an invitation to unscrupulous sellers to ask ridiculous prices for books that are in-print and readily available at much lower (if not exactly inexpensive) prices. Especially if the book might be a required text for course work or professional certification examinations.

This book is available directly from the Appraisal Institute for $85 plus shipping. For $125 you can get it with an accompanying student handbook. That is just a bit more than the lowest priced marketplace seller (at the time I am writing) is trying to get ($115) for just the book. The other offers are all $999! This shows stunning contempt for the shopping public and ethical behavior in general (remember this is not a rare book or collector item, it is current, in-print and available to the public, new, at much lower prices) or an attempt to exploit negligent persons who can simply charge off such items against another party such as an inattentive employer as an education expense.

Summary: "A Requirement for Future Appraisers, Yes, BUT......"

If you are planning on taking your local state appraiser's exam, you no doubt will be required to purchase this text. It is, for better or worse, a "standard" in the industry. Unfortunately, as a professional educator with 17 years college teaching experience, I can honestly say that this book is incredibly verbose, repetitive, and badly organized. This 600+ page tome could EASILY be reduced by 50% (or more) without losing ANY necessary/vital information. If you have ever had to read a book on managment or education, then you KNOW what I am saying here. For published works on real estate appraisal that are concise, to-the-point, and not mind-numbingly boring, look elsewhere........
